Where is The Woods of Parley’s Lane?

The Woods is located at Parley’s Summit. It sits north of the I-80 freeway off Exit # 140.

How do I get to The Woods of Parley’s Lane?

From Salt Lake take the I-80 East Freeway up Parley’s Canyon until you reach the Parley’s Summit exit.  Off of this exit go left (north) under the overpass. Take a right just past the off ramp from the I-80 west freeway. Follow this road up and down a hill approximately one-half mile to the entrance into the property.

From Park City take Highway 224 to Kimball Junction.  Enter onto I-80 West Freeway as if heading to Salt Lake. Stay on this until you reach the Parley’s Summit Exit. Off of Exit # 140  take an immediate right and another right and follow this road approximately one-half mile to the entrance into the property.

What is the Preferred Architect/Builder program?

The Preferred Architect/Builder program is in place to aid lot owners in selecting a builder and architect for their future homes.  All of the builders and architects in our preferred program are experienced and considered to be in the top of their field. These people understand the vision of this project and therefore there are some extra incentives in using a homebuilder and/or architect in our preferred program, although it is not required. How many and what size are the home sites?

The 190-acre development will offer only 44 total estate lots ranging from approximately ½ acre to 2 acres.

Is this an “Open-Space” community?

Yes, featuring master plan to maintain the spectacular “woods” is of highest priority to our Developer. That is why 80% of The Woods of Parley’s Lane will be left “untouched” to maintain the stunning natural beauty, rolling hills, and breathtaking views and grandeur of these woods. This will also preserve the land for the significant amount of natural wildlife such as large deer, moose and elk populations. 

How much privacy will the home sites have?

This will vary from lot to lot and at different times during the year as foliage varies, however all lots are heavily wooded and have a great deal of privacy. 

Are perimeter fencing and gates allowed?

In keeping the open space and preservation of game, plus the abundance of hiking & biking trails, lot perimeter fencing will be permitted but only on a portion of your property and approved fencing must be used. What amenities does The Woods of Parley’s Lane offer?

The Woods offers you the minimal amenities for the intention of keeping peaceful, simple mountain living. There will be 4.5 miles of hiking and biking trails for you to enjoy that connect into the Great Western Trail. There will be a luxurious mountain craftsmen gatehouse, and a picnic area by the pond for residents to use.

What utilities are available?

All utilities are stubbed at the lot line and ready for immediate hook-up upon the commencement of construction.

What municipality is The Woods of Parley’s Lane in?

The Woods is located in Summit County but is considered Park City; you will have a Park City address, access to Park City schools and utilities. The water company who will service this project is Summit Water Distribution Company.

What are the anticipated HOA dues?

Due to some unfinished infrastructure, landscape, etcetera it is impossible to determine the HOA dues exactly at this time, however it is estimated the HOA dues will be around $150-$175 monthly. These will include snow removal, landscape maintenance, community utilities and any necessary reserve funds to successfully keep the site up-kept and in good working order.

What is the climate like at The Woods?

At The Woods you will enjoy mild, peaceful summers to moderate winters. The property is located at around 6500 feet of elevation so your winters will not be as severe as Park City areas yet there is more snow that Salt Lake areas. The lots all have southern exposure so you will get a great deal of sunlight, moderating the snow loads and making for easier construction.

What is the local Park City community like?

Park City has a tremendous blend of locals and incoming tourists that enjoy the pristine mountain setting and quaint feel.  There are many activities to partake in all year round. Skiing, golfing, mountain biking, and hiking are some of the favorites. Park City has fabulous shopping, art, entertainment, dining and nightlife. Park City truly fits all types.
